Condo Access

Arrangements will be made between the guest and the host for access due to the fact that we will be focusing more on midterm stays.

If you have an emergency 10pm-7am, feel free to call me, my phone is usually on, but in focus mode. To bypass focus mode, call me 2x within 2 minutes or select bypass focus mode in a text.

If the emergency is a noise complaint from 11pm-7am, feel free to report it to the police.
- I do have a strict cancellation policy, sol highly recommend travel insurance in case of emergency.

A valid government identification is due at the time of check-in. You must be at least 21 years of age or older, in order to book. As the primary book are, you are fully responsible for the actions of all of your guests and are responsible for any damages, resulting from any member of your party. Any violations of the documented HOA rules located on the side of the refrigerator will be passed on to the guest. When using the air conditioner, please leave the patio doors and front doors closed. When lowering the air conditioner, please do not lower it more than 2° at a time to allow the machine to catch up properly with your requested temperature change. If the air conditioner is lowered below 67 degrees or is used with the doors open, it is possible that it will FREEZE over locking you out. if the unit freezes over due to inappropriate use, you will be responsible for any associated fees associated with an emergency air condition repair call as well as repair of the unit. There will be a $200 remediation fee if there is smoking of any kind within the unit, any false bedbug claims as well as any associated fees due to maintenance calls as well as any emergency, plumbing calls associated with use of any product other than toilet paper.

Unfortunately, our community does not allow Motorcycles, Motor• Homes, Trailers Or Similar Equipment Are Permitted On Association Premises.
Unauthorized Vehicles Or Equipment May Be Towed At Owners Expense Without Further Notice

While we do our best to ensure that all amenities are functional for guests, occasionally things break or stop working for reasons beyond our control. Timely check ins help to allow time for any last minute issues to be addressed. If a problem arises with any amenity whether appliances, HVAC, or fixtures etc., during your stay, we must be notified immediately to arrange for repair or replacement. We will make every effort to make repairs as reasonably fast as possible. If a plumbing fixture or HVAC system fails making a stay untenable and cannot be repaired in a timely manner, we will attempt to rectify the situation as best we can, including an attempt to locate an alternate place to stay. WiFi and streaming TV services are provided as a free service and may occasionally experience outages that are beyond our control from a 3.rd party vendor. Due to the area being close to the water, occasionally a thunderstorm may cause a power outage due to downed trees or excessive heat causing power surges.

Potential for Palmetto bugs
South Carolina is known as the Palmetto State. In these tropical climates, palmetto bugs are particularly common because of the warm temperatures and high humidity, which provides the ideal breeding ground for them. They are attracted to moist environment, such as bathrooms and kitchens, where they can find water and food. Palmetto bugs are often considered to be larger and more reddish brown in color, while roaches are typically smaller and darker in color. These bugs are common to the south. As unwanted as these past guests may be, it is not a sign of the property being unkept. We utilize pest control services to minimize bugs or other pests, every month. However, it is impossible to prevent their encroaching into the condo occasionally, hence this is the Palmetto state. If this happens, you must promptly notify the owner if it becomes necessary to have them removed.

Potential for noise
Guests can expect to hear some noise during their stay. Ex: traffic, construction, nearby businesses.
Peak season is between May and July. You are in a high vacation area. February, May, and October are also bike week seasons and you may hear excessive roaring from cars and motorcycles. This is a high destination area and this is one of the biggest tourist events in the area that helps support tourism and local infrastructure. This is beyond our control.

***Notification at the end of or after a stay will be considered to have been an insufficient issue to the guest to attempt mitigation and will therefore be considered closed with no further action being taken!
